Update on Oakdale Reserve Sale: Campbelltown

UPDATE ON OAKDALE AVE RESERVE SALE
PROPOSAL.
The next council meeting will consider two motions
about Oakdale Ave Reserve which I have put forward. Visitors to the Gallery are
very welcome to come and hear the debate and the result.
The meeting starts at 7.30pm Tuesday 6 June at
Campbelltown Council Chambers Montacute Rd. Copies of the agenda will be at the
meeting. I cannot estimate the time that the motions ( on page 193) will be
heard although if members of the gallery indicate interest sometimes items can
be brought forward. If you have friends or neighbours who are interested in this
issue could you please advise them of the motions being put forward at the
meeting?
 
The Fence
The recommendation from the community consultation
was that the fence and the Reserve be dealt with as two separate issues. There
was the intention through the sale of the Reserve to replace the fence sooner
rather than later. There were strong arguments at the time that the sale of the
majority of the Reserve would ensure that the fence was replaced this financial
year rather than wait for the 2006/2007 year so that it was better to sell the
Reserve rather than wait for July and the next budget. Council needs to act now
to ensure that this occurs as in another month we will be in the new financial
year. I have put forward a motion to deal with this.
 
Compensation
The second main motion is the question of
compensation to the landowners who are part of the original housing estate.
There are three reasons to do so.
1. Residents have asked for it.
2. The landowners adjoining the estate, paid an
estimated additional $5,000, in 1976, for the privilege of being next to open
space. A large amount of money at the time. Values have risen about 10 times
since then and so the suggested figure of $50,000 is compensation for this group
with a smaller amount ($5,000) for the others living in the housing estate for
the loss of the amenity of the Open Space and the increase in traffic in the
area and that they will have top travel further to access large open space areas
at additional cost to their family.  
3. The arguments put to the last meeting by a
majority of councillors that Council should not act to reduce the land values of
ratepayers. A property bordering a Reserve has more value than one which is
surrounded by housing and the houses around the Reserve will lose value in the
event of the Reserve being converted to housing.
